Property and Contracts Manager – Racing Homes

Based: Head office, Newmarket.

Hours: 35 per week

Contract Type: 12 Month Fixed Term – Possibility of extension.

Salary: £45,000 to £50,000 DoE

At Racing Welfare, we provide housing and wellbeing support to people working in or retired from the British horseracing and breeding industry. We’re a small but passionate charity where your work has real impact, and your voice is heard. Racing Homes is part of the Racing Welfare group of charities and aims to follow the very best practice in social housing, providing high-quality affordable accommodation.

We have an exciting role which is responsible for overseeing the implementation and delivery of contracts that ensure our homes are safe and well-maintained across our Racing Homes portfolio. You’ll take ownership of everything from day-to-day repairs and void management to capital works and building safety compliance. You'll also manage contractor relationships and deliver our asset management strategy.

What you'll be doing

  • Overseeing repairs, maintenance, voids, and planned works
  • Delivering capital investment projects across multiple sites
  • Managing contractor performance and service contracts
  • Ensuring health & safety compliance (gas, electric, fire, asbestos, etc.)
  • Working closely with tenants, colleagues, and external stakeholders
  • Helping shape our future approach to decarbonisation

What we're looking for

  • A recognised property-related qualification (e.g., property and maintenance, surveying, asset management)
  • Solid experience in housing maintenance, compliance, and contractor management
  • Experience of asset management delivery and delivering to budget
  • An understanding of housing legislation and building safety
  • A proactive, people-focused mindset with a passion for quality housing
  • A full UK driving licence and access to a vehicle

The successful candidate will be in commutable distance of Newmarket but will be expected to travel across the country from time to time, particularly to West Berkshire, Yorkshire, and Epsom for which you will need to use your own car.
